Be polite and sympathetic

Don't impose yourself

Respect their space and privacy

Make it clear (though politely) that you would also want your privacy respected

Don't expect the other person to be sympathetic but don't let them push you around either Don't smoke, drink or bring guests into your room unnecessarily since it is 'Not' just your room.
